Nottingham’s development outlook and important habitats

This historic city in the East Midlands is known for its cultural heritage and green spaces along with a background history of industrial activity, especially around the River Trent. In recent decades, Nottingham has seen substantial urban redevelopment, particularly in areas such as the Waterside Regeneration Zone, the Creative Quarter, and around the University of Nottingham campuses. Despite the city’s growth, it continues to support a wide range of wildlife and valuable habitats, making ecology assessments an essential part of responsible development and land management.

The city contains numerous ecologically significant areas, including Wollaton Park, Colwick Country Park, and the Nottingham Canal, which support a diversity of species including bats, amphibians, birds, and invertebrates. Further afield, Attenborough Nature Reserve, just outside the city boundary, is designated as a Site of Special Scientific Interest (SSSI) and provides important wetland habitat for overwintering and breeding birds. Brownfield sites throughout Nottingham, such as those in Sneinton and Basford, are often colonised by vegetation and species of conservation interest, highlighting the importance of ecological assessments even on previously developed land. Protected species regularly encountered in the Nottingham area include roosting bats, great crested newts, badgers, otters, breeding birds, reptiles and rare plants.

Relevant Legislation for Ecological Surveys

Ecological surveys may be required in Nottingham if your development is located near green space, watercourses, mature trees, hedgerows, ponds, or existing buildings. The need for surveys is often triggered when Nottingham City Council, or other planning authorities in the region, identify potential ecological constraints during the planning process. This is particularly common when development projects involve converting or demolishing buildings, redeveloping brownfield sites or undertaking greenfield development close to sensitive ecological areas.

All ecology surveys in Nottingham must adhere to national environmental legislation, including the Wildlife and Countryside Act 1981 (as amended), the Conservation of Habitats and Species Regulations 2017, the Natural Environment and Rural Communities (NERC) Act 2006, and the Environment Act 2021. The latter now requires most new developments to deliver at least 10% Biodiversity Net Gain.

Ecology Surveys: the Process

Every project starts with a consultation and desk study, followed by a site visit by a qualified ecologist to carry out a Preliminary Ecological Appraisal. This initial survey identifies key habitats and assesses the potential for protected species to be present. If needed, follow-up protected species surveys are then scheduled – these can include bat surveys such as preliminary roost assessments and summer activity surveys, great crested newt eDNA or trapping surveys, badger assessments, reptile surveys, water vole and otter checks, breeding bird surveys, and Phase 1 habitat surveys.

When protected species or sensitive habitats are found, a mitigation strategy will be developed in line with best practice to avoid potential impacts on species. This may involve measures such as retaining important features, installing bat or bird boxes, creating new habitats, or timing construction work to avoid key breeding or hibernation periods. For certain species, such as bats or great crested newts, a European Protected Species Mitigation Licence from Natural England will be required before development can proceed. All findings and recommendations are compiled in a clear ecological report suitable for submission to Nottingham City Council as part of your planning application.
